Wasco Planning Commission Minutes
February 9, 2004 – 7:00 P.M.


1.      Call to Order – Chairperson Steward opened the 7:00 P.M.

2& 3.   Flag salute and Invocation were led by Chairperson Steward.

4.      Present: Chairperson Steward and Commissioner Brown.
Absent: Commissioners Acebedo, Mitchell, Voth and Wankum

Also present: Acting Planning Director Leonard, Associate Planner McNamara and Secretary Rodriguez.

5.      AWARDS AND PRESENTATIONS – none

6.      HEARING FROM PUBLIC ON ITEMS NOT ON AGENDA – None

7.      AGENDA ADDITIONS/DELETIONS - None

DUE TO THE LACK OF A QUORUM THERE WERE NO ACTIONS TAKEN.

8.      CONSENT CALENDAR

a)      Approval of Minutes for January 12, 2004 meeting
b)      Approve the Reading of all Resolutions by Title only

9.      MINUTE MOTION ITEM – No action taken

a)      General Plan Referral No. 04-02, for the City owned property located at the northwest corner of G and 8th Street and Resolution of the Planning Commission recommending a Finding of Conformity with the General Plan and Zoning Ordinance for the property located at the Northwest corner of G and 8th Street in the City of Wasco APN: 030-071-06

10.     PUBLIC HEARING

a) Vesting Tentative Tract 6282, Mitigated Negative Declaration and Resolution of the Wasco Planning Commission for Vesting Tentative Tract 6282, to allow 48 single family dwellings located approximately one half mile south of State Hwy. 46, between Beckes and Central Ave., to be constructed by Anacapa Development Co., 1416 Sixth St., Santa Monica, CA

Chairperson Steward opened the public hearing at 7:05 p.m.

Art Lucas, Project Development Coordinator representing Anacapa Development Co.,  stated they proposed to develop a 48 lot single subdivision which will be a in fill section, was in agreement with the conditions set.

There was a brief discussion on Item 10, regarding the General Plan requirement for future center median construction.

Also Acting Planning Director recommended adding an additional condition to include that the Conditions approved for the project be posted on all job sites or on cover sheet of construction drawings.

There was a brief discussion on the project specifically that the project will be for single family, approximately 1400 sq. foot homes beginning with price range of $140,000.

Steve Gair, agent for Anacapa development stated these homes will be more upscale with tile roofs.

Chairperson Steward continued the meeting to Thursday, February 12, 2004 at 7:00 p.m.

The meeting adjourned at 7:22 p.m. to be continued to a date certain: February 12, 2004 at 7:00 p.m.
